Rolling Meadows Lake Orion MI- Prices Still RisingPrices in Rolling Meadows, Lake Orion MI are still on the rise though still a major discount from the hey days of 2004 when the sale prices in Rolling Meadows ranged from $295,000-$368,000.

2011 sale prices so far range from $194,000-$260,000 with a median sale price of $225,000

2010 sale prices ranged from $164,505-$237,000 with a median sale price of $213,500

2009 sale prices ranged from $153,000-$247,000 with a median sale price of $210,000

There are currently 2 houses pending (both normal sales) with asking prices of $233,000 and $284,900 and 1Rolling Meadows Lake Orion MI- Prices Still Rising home currently for sale with an asking price of $254,900 (stats pulled on 10-26-2011).

If you would like to purchase a home in Rolling Meadows that you may not have been able to afford a few years ago, now is a good time to take advantage of the super low prices and low interest rates. If the current trend continues and prices continue to rise, you may be in the same boat as a few years ago. Prices are still within the FHA limits if you have limited funds to buy.

Want to Live in Rolling Meadows in Lake Orion? When You Find a Home Don’t Drag Your Feet!!

Rolling Meadows is an approximately 265 home sub in southern Lake Orion– a tad west of Baldwin Rd about 5 minutes north of I-75. A majority of the homes range in size from about 2000 sq. ft. to around 2800 sq. ft built between 1993 and 1996. Rolling Meadows has always been a desirable neighborhood of stately homes, manicured lawns, sidewalks, city water and sewer, subdivision tennis courts and swimming pool as well as a community club house.

Back in the peak times of 2005 home prices ranged from $290,000-$352,500 and homes seemed to fly off the market as soon as they hit the MLS. Well, prices in 2010 were much lower than 2005 but Rolling Meadows is still a desirable place to live and houses are still selling almost immediately. Of the 14 homes that sold in 2010, nothing took longer than 35 days to sell once they hit the market and 11 of those 14 homes sold in 10 days or less(disclaimer: days on the market is time from hitting their final asking price until the listing goes pending or CCS which is basically pending. I don’t consider an overpriced listing to really be on the market.).

Other positive news: Even though there were more distressed sales in 2010 than in 2009, prices were higher in 2010.

There has been 1 closing in Rolling Meadows so far this year and that house was a non-distressed sale that sold for $225,000 after 4 days on the market.

There are currently 2 sales pending– both short sales with asking prices of $185,000 and $190,000 and there are 2 homes for sale: a small ranch asking $149,900 and a 4 bedroom colonial asking $230,000. Both are non-distressed sellers.

Rolling Meadows, Lake Orion real estate sales are a bit strongerrolling meadows lake orion real estate this year than in 2009. In 2009 there were 16 closed sales in Rolling Meadows and 4 leases with sale prices ranging from $153,000-$247,000 and lease prices ranging from $1500-$1800/month.

In 2010 there have been 14 closed sales in Rolling Meadows as of Dec. 24 with sale prices ranging from $164,505-$237,000.

In 2009 there was only 1 foreclosure sale

In 2010 there have been no short sale closings
In 2009 there were 2 short sale closings

Rolling Meadows is also between a 5-10 minute drive from I-75. 5-10 minutes from Great Lakes Crossing. 5 minutes from Orion Oaks County Park, Canterbury Village, Friendship Park and more.

So far this year there have been 12 sales in Rolling Meadows ranging in price from $164,505 to $237,000. 4 foreclosures and no short sales. Last year the price per sq. ft. topped out at $96.60.

One thing that is interesting is, if you ignore the bank owned sales and short sale is in 2009, the sale prices were clustered around the $210K mark- $195K-$213K with 2 houses selling for over $230K. As with most of Southeast Michigan, houses in Rolling Meadows are seriously on sale. In 2009, 16 homes sold, ranging in price from $153,000 to $247,000. When compared to 2004 when 11 homes sold ranging from $295,000-$368,000.

The good news is that only one of the sales last year was a foreclosure, and only two were short sales. The bad news is that the most expensive house to sell in 2009 is still less than the least expensive home 5 years ago. Many sell for less than they sold for originally in the mid to late 90’s.
