Lotus and Maceday Lakes Lakefront Real Estate Sales

Maceday and Lotus are both all sports lakes and are connected for a total acreage of 419 acres. Maceday Lake is located in Waterford, Michigan. The majority of Lotus Lake is located in Waterford Township, but the northern tip falls into Independence Township (more commonly known as Clarkston). There is a public access site at Williams Lake Rd just east of Maceday Lake Rd.

Maceday and Lotus Lakes are all sports lakes- great for the water skier or jet skier in the summer and snowmobiler in the winter.

For the fisherman, Maceday Lake is a designated trout lake and was stocked last fall with 1,000 lake trout with some of the fish being up to 18 inches long and ranging in age from 2-4 years. Maceday Lake was also stocked with 12,000 rainbow trout in 2010 and another 12,760 rainbow trout in April, 2010. It was stocked with 15,000 splake (brook trout/lake trout cross) in March of 2009 and 13,300 in April of 2010.

In 2005 sale prices on Maceday and Lotus lakes ranged from $245,000 – $1,150,000.

In 2009 sale prices ranged from $76,000 – $590,000. 9 of the 12 sales in 2009 were under $200K and one of those sold for under $100K. Of the 12 sales in 2009 3 were bank owned, 3 were short sales, and there were 3 sold listings where the listing agent didn’t bother filling in the lake name field of the MLS. That is 25% of the sold listings that would not have come up in a search looking specifically looking for Lotus or Maceday Lake.

There were 13 sales reported in 2010 ranging in price from $100,000-$475,000. There was only 1 bank owned sale, but over half the total sales were short sales (7 short sales). In general prices in 2010 were higher than in 2009- see charts below.

In 2011 there were 12 closed sales on Maceday and Lotus Lakes ranging in sale price from $57,000-$650,000- 1 bank owned. 1short sale, and 10 regular (non distressed) sales.

So far in 2012 there have been 19 closed sales ranging in price from $120,000-$770,000- 2 bank owned and 3 short sales. So far this year the average sales price is $282,085 and a median sales price of $255,000 and a total sales volume of $5,359,615.

All Sports Lake Orion- Lowering Lake Levels for the Fall

Lake levels on Lake Orion have been reducing since September 10 and will drop a total of 3 feet for repairs, maintenance and inspections. Lake Orion is typically lowered about a foot for the winters, but every 5 years the level is dropped about 3 feet. This allows homeowners to work on their sea walls and allows for the township and village to inspect their bridges and dam.

The lake will re-fill naturally and should be back to normal winter levels by November 1 before hibernating animals (frogs, turtles, etc.) head underground for the winter. The Village of Lake Orion will hire the DEQ to inspect the dams and a private consultant or engineer to inspect the Lake Orion Bridge.

Voorheis Lake- Lakefront Real Estate Sales

Voorheis Lakefront real estate sales, Lake Orion Michigan. Private, all sports, 250 acre Lake Voorheis. Sales in 2009 were pretty dismal with only 5 total sales- 2 of which were bank owned homes (foreclosures) and sale prices ranging from $150,000-$650,000 with a median sales price of $385,000. That’s right- someone was able to purchase a home on desirable, all sports Lake Voorheis for the disgustingly low bargain basement price of $150,000. I would say that person made a great investment, even if the house needed a major re-hab.

In 2003 there was only 1 sale below $400K reported in the MLS with sales prices on Lake Voorheis topping out at a tad over a million dollars.

There were no sales on Lake Voorhies in 2010 (at least none reported to the MLS). 2011 was a pretty good year considering the state of real estate prices the past 5 or 6 years. There were 5 closed sales last year with sale prices ranging from $253,500-$449,900- 1 short sale and 1 bank owned home. 3 of the 5 sales were in the $400’s with a median sales price of $435,000

There is currently one sale pending on Lake Voorhies- a short sale on Saturn asking $220,000- and 1 home for sale also on Saturn, a non distressed listing asking $244,900. There is also one home on Walmsley Circle for lease asking $2850.

The Preserve, Lake Orion MI- Home Prices UP Again!

Good news for homeowner in The Preserve in southern Lake Orion MI. Median sales prices were up 3 1/2% from last year and up 7.3% from 2009!

List price to sale price percentage ranged from .4% of asking price to 7.8% of asking price and one house sold for 3% over the list price. There was only 1 foreclosure listing and no short sales. Sale prices ranged from $212,000-$274,000.

The good news for buyers:

  1. Compared to many areas there were relatively few distressed sales even in the worst of times
  2. Prices never got so low as to change the socio/economic make up of the sub
  3. Interest rates are so low you get about $100K in buying power

Number 3 is quite interesting. Let’s look at 3760 Acadia. Last year it sold for $274,000 which gives you a payment of about $1010 (20% down, principle and interest, 3.92% interest rate which was the average for Jan 2012). If you were to pay that same price at 2000’s interest rates you would have a payment of about $1616. Put another way- at the 8.05% interest rate of 2000 you would need to have paid $170,000 to have the same payment as 2011’s buyer.

The good news for sellers is that prices are up the past couple years.

The even better news for buyers is that with interest rates it feels like prices have kept going down. And when a buyer gets approved for their mortgage they are truly getting approved for a certain house payment and those payments are super low.

Lake Oakland Lakefront Home Sales- Great News If You’re Selling! Buyers- Play Games And You May Lose Out!

Good news for current homeowners on Lake Oakland in Clarkston and Waterford MI. Prices are up and homes are selling quickly. If you want to live or own a cottage on Lake Oakland, you may need to wait for the right house to come up, but when it does, don’t hesitate or play games with the offer price or you may never get that house. Or worse you may end up in a Lake Oakland home in a year when prices are higher and interest rates will probably be higher, too!

The average sales price in 2011 was up 13% from 2010. Most houses sold within a few per cent of asking price if they didn’t sell for full price or more. Of the 12 sales on Lake Oakland in 2011 5 homes sold for full price or more. One house even sold for 34 1/2% over the list price. The longest time on the market was 34 days and many sold within the first week.

There are currently 4 pending sales on Lake Oakland– 3 normal sales and 1 bank owned home- ranging in list price from $209,900-$400,000. The sad news is if you are buying there are only 4 active listings– all non distressed sales- ranging in price from $189,900-$715,000.

2010: 14 units sold 2011: 12 units sold

2010 average sales price: $194,677 2011 average sales price: $223,320

2010: 6 bank owned sales and 3 short sales 2011: 5 bank owned sales and 1 short sale

2010: sale prices ranged from $95,000-$300,000 2011: sale prices ranged from $98,700-$560,000

Please don’t hesitate to contact me for additional information about homes for sale on Lake Oakland. With prices still low it is a good time to buy a cottage or second home or to upgrade to that lake house. Interest rates are still great and FHA will mortgage up to just under $300,000 so you don’t need a lot of cash (liquid) in order to buy right now. FHA 203 loans will allow you to mortgage the money needed to fix up a house that has been neglected or even beat up as many of the bank owned homes are.

The Preserve, Lake Orion MI- Prices Rebounding?

It sure looks that way. The Preserve has always been a great place to live no matter the market. Beautiful homes with great location, subdivision playground, pool, clubhouse, sidewalks, Detroit water and sewer. Now it looks like it also a good investment again.

In 2005 prices ranged from $287,000 – $372,000. In 2003 and 2004 a couple homes sold in the low $400’s.

2011 sale prices so far range from $239,000-$274,000 with a median sale price of $267,000.

2010 sale prices ranged from $155,000-$285,000 with a median sale price of $230,750.

2009 sale prices ranged from $211,000-$260,000 with a median sale price of $221,458.

Even though prices are on the rise, many houses are still selling for less than they sold for new in the mid to late nineties, and many of those houses have been updated since they were built. Updates like finishing the basement or updating kitchens. Of the 6 houses that sold in 2009 all had finished basements, none were bank owned, and only one short sale.

After 2005 prices were on a downward trend all over Lake Orion and The Preserves was no different. Prices steadily declined every year after 2005….. Until 2010. It appears that in many neighborhoods prices are starting to stabilize and the same is holding true in The Preserve. In fact, due to the lack of foreclosures in The Preserve, home prices may actually be arching the other way.

First let’s compare 2008 and 2009 home sale prices.

In 2008 there were 4 sales in The Preserve ranging from $255,000-$275,000. All selling for pretty close to what they sold for new. None of the 4 sales in 2008 were bank owned or short sales.

Prices dropped hugely from 2008 and 2009 with 6 sales in 2009 ranging from $211,000-$260,000 with no bank owned sales and 1 short sale.

Now comes 2010. One of the differences in 2010 was there was 1 bank owned home and 2 short sales. The 3 distressed sales in 2010 were of course the 3 lowest priced sales ranging from $155,000-$211,000. Now let’s compare the non-distressed home sales between 2009 and 2010.

There were 5 non-distressed home sales in The Preserve in 2009
There were 7 non-distressed home sales in The Preserve in 2010
There have been 0 distressed sales closed so far in The Preserve in 2011

As of October 26, 2011 there was 1 sale pending: a 2669 sq. ft. bank owned colonial asking $229,900 and 1 active listing: a 1603 sq. ft. ranch asking $218,000- a non-distressed sale.

If you are considering buying in The Preserve you might want to get off the fence and contact your agent (preferably ME) and start a daily update for new listings. As agents we are able to check individual neighborhoods on a daily basis. Personally, I check ALL new listings and status changes for Lake Orion on a daily basis. Knowing my market is part of my job.

Rolling Meadows Lake Orion MI– Prices Still Rising

Rolling Meadows Lake Orion MI- Prices Still RisingPrices in Rolling Meadows, Lake Orion MI are still on the rise though still a major discount from the hey days of 2004 when the sale prices in Rolling Meadows ranged from $295,000-$368,000.

2011 sale prices so far range from $194,000-$260,000 with a median sale price of $225,000

2010 sale prices ranged from $164,505-$237,000 with a median sale price of $213,500

2009 sale prices ranged from $153,000-$247,000 with a median sale price of $210,000

There are currently 2 houses pending (both normal sales) with asking prices of $233,000 and $284,900 and 1Rolling Meadows Lake Orion MI- Prices Still Rising home currently for sale with an asking price of $254,900 (stats pulled on 10-26-2011).

If you would like to purchase a home in Rolling Meadows that you may not have been able to afford a few years ago, now is a good time to take advantage of the super low prices and low interest rates. If the current trend continues and prices continue to rise, you may be in the same boat as a few years ago. Prices are still within the FHA limits if you have limited funds to buy.
